Parcelume is an independent Florida property-tax education company. This page describes our purpose and the methodology behind the free buyer property tax estimator.
1. Our Purpose
Parcelume produces short educational videos and a free property tax estimator to help Florida homeowners and homebuyers understand property taxes, escrow, exemptions, and related topics — without the jargon.
We are not affiliated with any government agency. We do not provide individualized tax, legal, or financial advice. All content is general educational information only.
Our educational content draws on publicly available official sources, including the Florida Department of Revenue — Property Tax, county property appraiser offices, and the Consumer Financial Protection Bureau.
2. Estimator Scope
The free buyer property tax estimator covers supported residential tax districts in five Florida counties: Miami-Dade, Broward, Palm Beach, Martin, and St. Lucie. Coverage is property-specific — not every parcel in these counties is supported. The estimator will indicate when a property falls outside its supported scope.
The estimator is available at estimate.parcelume.com/estimate. No account or payment is required.
3. Rate Data and Snapshots
Property details come from preliminary 2026 property-roll snapshots. Roll status is separate from millage-rate status. St. Lucie estimates use final adopted 2026 millage rates verified on October 10, 2026. Miami-Dade, Broward and Palm Beach estimates currently use proposed 2026 rates; available final figures have not yet been incorporated. Martin rate status remains unconfirmed. Each estimate shows its applicable rates, source and status.
Future tax rates may differ from the rates used in any estimate. An estimate produced today reflects the rate data available today and does not predict what rates will be in future tax years.
The estimator uses the supported property tax district and applicable millage rates, rather than a county-wide average. Review the assumptions and limitations with your result.
4. Purchase Price as a Planning Assumption
The estimator uses your entered purchase price as a planning assumption for the post-purchase assessed value. This is not an official property assessment. Actual assessed value after purchase is determined by your county property appraiser and may differ from the purchase price.
For questions about how your property will be assessed after purchase, contact your county property appraiser's office. A directory of Florida county property appraisers is available from the Florida Department of Revenue.
5. Homestead Exemption and Portability
The estimator allows you to indicate whether you intend to apply for homestead exemption. This is a planning assumption only. Homestead exemption eligibility is determined by your county property appraiser; approval is not guaranteed and depends on your specific circumstances and timely application.
Save Our Homes portability — the ability to transfer a prior homestead's accumulated assessment cap benefit to a new property — is not included in the estimator. If portability may apply to you, your actual post-purchase tax liability could be lower than the estimate shown. Contact your county property appraiser for portability information.
6. Monthly Estimate
Where the estimator shows a monthly figure, it is the annual estimate divided by 12. This is a planning approximation only and is not a lender escrow quote. Your actual monthly escrow payment is set by your mortgage servicer based on their escrow analysis, which may include cushion requirements, adjustments for prior shortfalls or surpluses, and insurance costs.
